The Winslow

Sometime soon, I will share more about the evolution of the apartment complex that now occupies the property where was New Vision Christian Fellowship. I remember when families and old folks lined up for free food Fridays. Now the church’s former location is a cathedral for, according to promotional material, a “truly timeless, amenity-rich living experience”. Oh yeah?

The massive, block-long mixed-use structure, Winslow, packs in 379 apartments, which will lease in staggered fashion over the coming months. At a time when San Diego touts new buildings like this one as being the forebears of more affordable housing, Winslow rental prices sure make me wonder how.

San Diego Rents Exceed San Francisco

Holy doggie do-do, Batman. San Diego reached another shocking milestone in the housing market. Average rents are higher than San Francisco and rank third among American cities. No wonder homelessness rises across the county. Crapola, this stinks—for us peons. Landlords likely feel differently, eh.

Zillow has the skinny in its June 2023 rental report, which observes that “the most expensive major market is San Jose, where typical monthly rent is $3,411, followed by the New York City metro area ($3,405), San Diego ($3,175), San Francisco ($3,168), and Boston ($3,045)”. Maybe you don’t see $7 as all that meaningful, but SF is notoriously known for being a pricey market for housing. Not San Diego.

Lafayette Hotel Misses Its Deadline

When the iconic Lafayette Hotel closed on Oct. 1, 2022, banners hung proclaiming “rebirth” in June 2023. Last month, the draping pronouncement came down, which meant imminent reopening or construction delay. Nine days into July, the latter is the circumstance. The establishment, located on El Cajon Blvd in San Diego neighborhood University Heights, isn’t yet ready for grand reopening.

Indications of continued construction can be seen on the Mississippi Street side of the building, although the frontage could fool anyone into thinking that the Lafyette is open for business—as the Featured Image and companion indicate. For good reason. Supposedly, the Lafayette reopens to the general public on July 12.

He Waits for What?

We end the month, and first half of the year, with a somber Featured Image captured tonight. I typically avoid taking photos of San Diego homeless, out of respect for them and their plight. With the high cost of housing, anyone could end up in their situation—particularly with the rising number of renovictions: landlord removes long-time tenants and makes upgrades to justify drastically raising rents.

According to the Regional Task Force on Homelessness, number of the city’s—what I will politely call—street dwellers is up 35 percent from 2022. Broadly, across San Diego County, people aged 55 or older make up 29 percent of the homeless population and about 46 percent are newly in this condition. That circles back to long-time tenants, sometimes for several decades, living in rentals they can manage but being evicted and unable to find affordable housing.

Honestly, I Don’t Mean It

San Diego alleys are chock full of oddities, treasures, and throwaways—sometimes all three together. The Featured Image and companion capture one item that I am remiss to share, for concern that you will get the wrong idea.

I also wonder what happens with respect to Internet searches. Hey, we’re marginally wholesome around here. Sarcasm may be thick sometimes but you won’t find much profanity or content generally deemed unsafe for home, school, or work.

The Caustic Costs of San Diego Housing

Some posts need little explanation, because the numbers so clearly speak for themselves. Based on a report from a Chamber of Commerce, the median annual income in San Diego is $66,536. The median monthly rent for a one-bedroom residence (presumably apartment): $2,543. Based on a “rent-to-income ratio of 30 percent”, the yearly salary necessary for that same flat: $101,720. Ah, yeah.

That’s an income shortfall of $35,184. Stated differently, that median one-bedroom costs $30,516 over 12 months. And that ignores other intangibles that jack up the cost of living. How much? San Diego ranks No. 1 in U.S. News World Report’s list of the “Most Expensive Places to Live in the U.S. in 2023-2024“. Hell, what an honor!

‘Feed Me! Please?’

The fine family that owns ginger cat Daniel Tiger also keeps three chickens. Typically, a jar of feed is placed in a caddy on the fence so that neighbors can greet and treat the birds. But, today, when my wife and I walked by, the glass wasn’t half full, so to speak, but empty. We had nothing to share, and, oh, did the hens want some.

When we slipped out of the apartment between loads of washed and drying laundry, I left behind Leica Q2. To capture the moment, I relied on Samsung Galaxy S23 Ultra, choosing the Portrait mode that creates bokeh—or the illusion of blurred background.

Where the Crane Flies

Remember this: “The Teardown“, from February 2022? Where was a home and a few trendy shops, another multi-unit monument to more unaffordable housing rises along Park Blvd between Howard and Polk. By the strictest map boundaries, the location is in the community of University Heights. But because of zip code, someone will claim San Diego’s Hillcrest.

Just Fountain Around

Before taking stealth shots of a pair of content creators, I turned Leica Q2 Monochrom onto a skateboarder going around Bea Evenson Fountain in San Diego’s Balboa Park. Samsung Galaxy S23 Ultra‘s 10x zoom lenses—that’s 230mm film equivalent—let me close the distance on the two women but the photo is muddy rather than sharp.

By contrast, the captures from the camera are richly detailed with great dynamic range, even close-cropped. The smartphone’s small sensor cannot compete with the Leica’s full frame. High IQ, meaning image quality, lets me crop in and get much the same benefit of the Samsung’s zoom caapability. That said, 230mm is huge reach and not to be easily dismissed because of its overall utility on a device carried in the pocket.

Bike Boxes?

In the category of meaningless, but intriguing, you get the bicycle storage lockers that I happened upon today. Bikes are among the most stolen items in and around San Diego; homeless gangs grab the two-wheelers—and with no punishment or other consequence. The bicycle equivalent of a chop shop pops up suddenly; frames are stripped and equipment recombined.

Because thieves are less likely to take what they can’t see, the lockers offer some protection from prying eyes and grubby fingers. Are these boxes a novelty? An archaic solution? Progressive response to preventing bicycle theft? You tell me.

Men @Work

During any typical weekday, between the hours of about 7:30 a.m. to 3:30 p.m., I am likely to see more men (and some women) wearing hard hats and yellow vests than I do encounter local residents. That’s a brash statement, considering constant movement of folks walking dogs.

Welcome to the whiles of living in a close-in San Diego neighborhood, where the mantra is more bike lanes, fewer parking spaces, and increase of population destiny (by way of replacing single-family homes, lush green spaces, or commercial properties with multi-unit residential buildings).

‘How Does This Neighborhood Exist?’

The title of this post is the question I kept asking myself while walking along the streets nearby the hospital where our daughter recuperates. Charming. Quaint. Throwback. All are appropriate. Many of the houses are older, with bountiful yards teaming with plants, trees, and wildlife (mostly birds and butterflies). The smells and sounds are so idyllic.

I saw nothing but single-family homes, at a time when across San Diego County so-called Accessory Dwelling Units (ADUs) pop up in backyards faster than and as abundantly as mushrooms after the rain. Buildings are leveled to make way for multi-resident housing. Renovations turn homes with character into caricatures.
